This Indenture, made the first day of December, in the year of our Lord, one thousand eight hundred and forty two: between Joseph Smith of the city of , of the one part; and , and <of the said > of the other part, witnesseth, that the said Joseph Smith; for the consideration hereinafter mentioned, hath demised, granted and leased, and doth hereby demise, grant, and lease, unto the said , and Their executors; administrators, and assigns; his entire printing establishment, consisting of the the and Lot at the corner of Water, and Bain Streets; in the city of , County of , & State of ; and formerly purchased of ; together with, all the printing presses, type, stereotype foundry, and plates, presses, Book bindery, and all other goods, and chattels, whatsoever, mentioned and expressed, in the schedule hereunto annexed; now remaining, and being in , , and state of : together with all the privileges and appurtenances thereunto belonging. To have and to Hold, the said premises, with the appurtenances, for, and during the term of five years, from the day first day of December, in the year of our Lord one thousand eight hundred, and forty two.
And the said , and for themselves, their heirs, executors, and administrators, do covenant and agree, to pay unto the said Joseph Smith, his heirs and assigns, the rent of four hundred dollars per year, the rent to be paid half yearly viz two hundred dollars every six months.
And the said parties for themselves respectfully respectively each with the other; and their respective heirs and executors and administrators, do further covenant and agree as follows, to wit, that the said Joseph Smith shall [p. 1] lease, for the abovementioned time, the privilege of printing, & publishing, the “Times and Seasons,” and the “Wasp”, or any other paper, with the priviledge of changing the names of these papers, at their descretion. That they shall recive the subscription list, of the above named papers; & all monies coming by Post, or otherwise, for the use of the “Times and Seasons”, and the “Wasp,” or any other purpose connected with the ; from the day and date of this instrument; together with all letters directed addressed, or intended, for the , from the day & date hereof.
And the said Joseph Smith does further agree, as heretofore mentioned, to let the said & , have the free use of; & right and title to<o> the following articles, for the forementioned time.

And the said Joseph Smith does further agree, to let the said said and [p. 4] have the whole edition of the “Times and Seasons” from the commencement of the fourth volume.
And the said & do further agree on their part, to leave the building presses, and other working tools and fixtures in as good condition as they find them; all reasonable wear and tear excepted; but the type & other working tools belonging to the establishment, they are to furnish, leave, or account for, the same amount in value.
It is further agreed by both parties that the said & shall have the priviledge of adding to stock, or tools, or making such additions or improvements, as their business may require, & the said additions, or improvements shall be received at a valuation; by the said Joseph Smith, at the expiration of the term of five years; or when the said & shall leave the premises.
It is also agreed that the books are to be given up as they are; from the date of this instrument; that Joseph Smith take the books & receive what is due; and pay all debts against the establishment up to the beforementioned date.
