For and in consideration of the sum of one hundred & fifty dollars, to be paid unto the Signer of this instrument in five equal, annual payments. from the date hereof Severally & Jointly by Lewis Hyde & Robert Ellison I Promise & Lease unto the said Lewis Hyde & Robert Ellison a certain Lot of land in the city of known as Lot No one in Block eleven on the Plat of said , to the use an benefit of said Hyde & Ellison for the purpose of Erecting & using a lumber & Grain mill, for the term of five years from the date hereof, but should the said Hyde & Ellison fail, for the space of six months next ensueing, to erect & bring into successful operation said grain & Lumber mill, on or near said Lot as aforesaid, then this lease is to be null & void.
